Dealing with Tenants
- Rent collection on the 1st of every month
- Monitoring for any NSF’s and issuance of the proper paperwork if required
- Deposit rent to landlord
- Resolving tenant issues & complains in accordance with the Residential Tenancies Act
- Serving all tenant notices
- Serving warnings and notices of eviction for late payment
Property Maintenance
- Mowing of lawns, shrubbery maintenance, weeding flower beds and grass, raking leaves
- Eaves trough cleaning
- Pool opening and closure as required
- Snow removal and salting
- Annual smoke detector / CO2 / Fire Extinguisher inspection and battery swap
Handling Vacancies
- Performing assessments of soon-to-be vacant units & reporting back to landlord, at which time a plan will be devised on how to move forward
- Inspecting units when tenants move in our out
- Work to fill the vacancy and advertise the unit through trusted website listings and signage
- Showcase properties to prospective tenants
- Fielding calls and inquiries from prospective tenants
- Setting up and coordinating viewings with tenants
- Evaluation of prospective tenants, including obtaining credit checks and referrals
- Key distribution/lock changing as necessary
Repairs
- Completing repairs via in-house staff when possible
- Hiring, supervising and following up with contractors when required
- Producing damage reports
Inspections
- Monthly walk-through inspections of building for fire and other damage
- Annual unit inspections for evaluation
- Coordinating any additional inspections with tenants
- Ensuring property meets fire codes
- Gathering tenant signatures as they relate to fire safety inspections

- Creation of detailed monthly statement outlining the revenue and expenses
- Deductions for services will be made from the rent collected and payment will be issued on or before the 15th of every month
- Budget planning/competitive pricing for renovations, utility updates & repairs
- Day-to-day operations including regular on-site presence
- Legal representation at landlord & tenant board when necessary
